Dubai leads the world in branded residences, with 116 more in the pipeline
Dubai has 184 branded residence projects against Miami's 85, and the UAE now holds the largest national pipeline in the world. Branded homes sell at a 44% premium, 59% across the Middle East and North Africa.
Dubai now has 184 branded residence projects — 68 completed and 116 in the pipeline — more than twice as many as Miami, the next largest market, according to Global Branded Residences’ Annual Branded Residences Report 2025-2026.
Miami has 85 projects, São Paulo 39 and New York 36. Globally the report counts 1,972 projects, of which 848 are built and 1,124 are still to come, so 57% of the sector has yet to be delivered. On those figures Dubai accounts for roughly one in eleven branded residence projects anywhere in the world.

What the name is worth
The report analysed transactions across 106 projects between 2020 and 2026 and found branded homes sell for an average of 44% more than comparable unbranded properties. In the Middle East and North Africa the premium reaches 59%, joint highest of any region. Resort schemes command an average 57% premium against 34% for urban ones.
Branding without a hotel
The model is detaching from hotel operators. Standalone schemes — a brand without a hotel attached — are 47% of the MENA market against 37% globally, and in Dubai 77% of upcoming supply is standalone.
The brands themselves increasingly come from outside hospitality. Arabian Business, reporting the figures, points to Bugatti Residences by Binghatti in Business Bay — the first Bugatti-branded residential scheme anywhere — with 171 Riviera Mansions and 11 Sky Mansion penthouses, with car lifts carrying vehicles to the penthouses. Binghatti has also partnered with Mercedes-Benz and Jacob & Co. Football has arrived too: Chelsea Residences by DAMAC in Dubai Maritime City, developed with Chelsea FC, comprises more than 1,400 homes.
The regional picture
The UAE has 75 completed schemes and 185 in development, the largest national pipeline in the world. MENA as a whole has 118 completed projects and 308 in the pipeline — about 27% of all branded residence development under way globally — making it the fastest-growing region for the format.
